Next Level is a real estate services company where we work as real estate agents is to obtain success in all aspects of the real estate process by supervising and carrying out the corresponding leases and the buying and selling that each operation requires. These operations are regarded by the local legislation and we strive to ensure that you understand and respect the regulations in order to have a successful experience with us as well as the property. 

The temporary rental is a type of housing, where in general the visitor rents the property weekly or monthly, enjoying the rented property during this period with similar rights as the building owners. The tenant enjoys advantages with regard to hotels due to the enhanced privacy and independence a temporary apartment or home rental provides, as well as added comfort and the convenience of the equipment that the property offers, with more affordable rates than a hotel. In the temporary rental, a tenant chooses his apartment according to his or her location, size, luminosity, services and building quality preferences.

Nevertheless, the tenant should know that renting an apartment is not an exact equivalent to staying at a hotel, since the property is located where other people live. This requires that the tenant behaves accordingly, respecting the property as well as neighbors. Additionally, the tenant should be informed of local regulations and respect those that apply to property in Argentina and especially the expected and legal requirements that are always applied when living in a building.

Apartment Reservation:

All of the apartments in our network have been inspected by Next Level personnel and are completely furnished and equipped. They can be reserved by a minimum stay of three days, and up to a maximum period of six months. Nevertheless, if you wish to extend your stay, you will have the opportunity to renew the contract. The contract renewal mentioned above will have to to be carried out by Next Level as well as the property owner.

Once you have contacted Next Level through our website, email or by calling and have chosen the property for your stay, you will have to make a reservation to assure the future lease of this property. The reservation amount will be the 30% of the rent for the requested stay. All reservations must be completed through authorized payments, (bank deposit in Argentina, Western Unión, Money Gram, etc), or personally in cash in our offices.

In the case of reservation cancellation 30 days before the requested lease was expected to begin, 50% of the reservation amount will be reimbursed. When cancellation is requested less than 30 days from when the requested lease was expected to begin, no percentage of the reservation will be reimbursed.

Apartment Rental:

On the property check-in day, a Next Level's staff member or the owner will be waiting for you at the unit, and will give you a tour of the property and will demonstrate how to use the apartment facilities. Then the unit inventory will be looked over and itemized in order to express that all apartment facilities azre in working order.

At this moment, the tenant will have to sign the rental and pay the total reantal price or the existing balance of a previous reservation. During this time, the tenant will also be required to pay the “Security Deposit“ established for this property and to sign the attached inventory corresponding to the furniture and appliances included in the above mentioned apartment. The above mentioned inventory contains approximate prices corresponding to the appliances and furniture of the property.

The full stay and the security deposit must be paid in CASH when guests check-in. No credit cards, travelers’ checks or personal checks will be accepted. Please remember that guests will not be given the keys to the apartment unless the security deposit and the full stay have been paid when they check in. We do not own the apartments, we only rent them and we can make no exceptions.

In case of unforeseen circumstances in the rented property, Next Level will relocate the guest to a new comparable apartment and will reimburse the paid reservation fee.

Security Deposit:

The Security Deposit of the property is obligatory in all rental contracts and the deposited amount guarantees the return of the apartment in the same condition as it was found, with the same furniture and appliances and in the same working order.

During check-out, the owner and Next Level's personnel will review the inventory discussed during revenue day, ensuring that the apartment is in the same condition as it was when the tenant arrived. If that is the case, the entire Deposit is returned to the tenant. If any damage is found or something from the inventory is not found, the corresponding price will be discounted from the Security Deposit.

The amount of the Security Deposit changes according to the term of the revenue:

1) If the rent is in a weekly or two-week period, the amount of the security deposit will be the same amount as the rent.
2) In the case that the period is more than 15 days, the amount of the deposit will be equivalent to (1) month of rent in the above mentioned property.
3) In case of periods superior to (1) month of rent, the amount of the deposit will be of (1) a month of rent.

 

Estimated Check in and Check out times:

Check – In is at 13:00hrs (1 p.m.).
Check Out of considered in the property to be until 10:00 a.m.

Our representatives are prepared to wait for an extra 30 minutes in case of flight delays, heavy traffic, or any other small holdup that may have led the guest to be unavoidably delayed.

If this happens during the normal working day, we will be available in our offices to sign the contract and hand over the keys. If this occurs outside the normal working day, on a weekend or holiday, you will find a card in the door of the building with the name of the representative who is waiting for you, and with instructions detailing how to get in touch with them and receive the keys

As regards to check out, the owner will be there, at the time and date agreed at the check in. At this point they will check that the apartment is in an acceptable state, return your deposit, and collect the keys. In exceptional cases when the owner is not available, a representative of Next Level will meet you instead.

Services included in the price:


The local taxes, building expenses and all utilities including electricity, water and gas, as well as the telephone, television with cable, fully-stocked kitchen and all linens are included. Almost all apartments have maid service and internet but this service is optional.

Telephone Line (Control Line):

The telephone is for local calls. The apartments which offer this service include the cost in the rental fee. For calls to cellular phones, suburban or international, calls, the guest must purchase and use a pre-paid telephone card.

Internet:

If you choose to travel with your laptop, you will be able to connect to Internet across the telephone of the unit. Almost all the apartments have a phone line except for rare exceptions; please check - in the apartment card of -  that it has a telephone.

You will be able to connect to the internet via a free server, and will need to buy telephone cards in order to get credit for the telephone. Remember that the local telephones have a service charged by the minute, and depending on the system in your apartment, it is probable that you will need to ensure you have credit on the telephone in order to be able to connect to the internet.

If you need a high speed broad band connection for 24 hours a day, you have two options: a) There are some apartments that already have had broadband installed. b) You can ask a representative of Next Level to help you ¡ask for this service to be installed for the duration of your stay. Normally, it takes around 72 hours from when you asked for it for the service to be installed.

Cleaning:

You will find the apartment clean, with clean bed linen and towels. We hope that you will return the apartment in the same state in which you found it, clean and comfortable, even when the apartment includes a cleaning service. It is not necessary for you to wash the last set of sheets and towels you have used, as we understand that you will not have time for this. However, we expect that you will leave only clean sheets and towels that have been provided for you.

The cleaning service includes the cleaning of the apartment, which will be carried out by personnel contracted by the owner of the property. Normally, the apartments that include a cleaning service offer this once a week. In these cases, the cleaning materials are provided by the owner. The service does not include the changing and washing of bed linen unless this is specified. If you would like a more frequent cleaning service than that included, you can ask the owner when you arrive, and they will arrange the additional service required. In cases where the cleaning service is not included, there is normally the possibility of contracting an optional service of this type.


Clause on sale of rented property:

If , as the consequence of the rental relation which joined both parts, during the length of the rental contract, at the end of it or anticipated rescission : the lessee buys the property, both parts agree in favour of Next Level to pay a commission corresponding to the buying/selling of the property, previous deduction of the commission paid for the rental.1% of the commission shall be paid by the seller & 4% by the buyer.

Rates are stated in United States dollars. Any currency conversion will be calculated at the then current exchange rate as published by www.dolarhoy.com.ar or www.dolarsi.com

Guests must provide their names, passport or identity document number, age and address, and exhibit an identity document that proves accuracy of the information provided.

When you arrive at the apartment, you will be provided with the telephone numbers and details of those you should contact if the situation requires it. Normally, the contact for any problems will be the proprietor of the apartment, who will assist you during your stay and will be able to answer any questions you have about the property.

Apartments must be vacated clean and in the same condition they were in at arrival.

The apartment owner and Next Level reserve the right of admission.
